FAQ

How much involvement will I have as an owner?

We work with you to find the solution suited for you. Whether you want to be notified every time the tenant has a problem or you prefer a hands off approach, rest knowing your asset is in good hands. Often times owners will begin wanting a more detailed account of their rental and gradually take a step back.

What's the process for getting my rental ready to rent?

We perform a comparative market analysis to assess market rental rates and then conduct a physical inspection of the property and will provide you a short report with our suggestions. Then if you’d like us to move forward with renovations or repairs we will handle getting quotes and overseeing the work with a 20% mark up on the work needed, as we are not collecting management fees at this point.

What about regular maintenance like lawn care?

We discuss any regular maintenance you normally have done and come up with a schedule to ensure items like cleaning the roof get completed. Typically, lawn care and pest control are the responsibility of the tenants, and if we notice an issue during our inspections we will give the tenant a warning. If they don’t take care of it within one week, we hire a professional to complete the task and charge the tenant.

Should I Allow Pets?

Surveys show that approximately 75% of tenants have pets, mostly cats and dogs. So if you opt not to allow pets, the market becomes much smaller and vacancies are more common. When we do allow pets, we charge $30-35/pet per month which goes to you, the owner, as additional rent. 

Should I rent out my home or sell it?

This is another area where Harmony Habitats excels. We will sit with you and break down the real numbers – your mortgage, property taxes, insurance, maintenance expenses, property management fees, etc. It is a passion of ours to make sure you feel financially comfortable with your rental. Elliot actually periodically gives lectures to the community on getting out of debt, investing and creating passive wealth.

How often should I visit my Property?

After you begin working with Harmony Habitats, there is no reason you should need to visit Gainesville. We have owners who live in Arizona and New Jersey who CHOOSE if and when they would like to see their properties. It can be a deductible visit if you do make the trip, but be sure to talk with your accountant about it first.

Our Simple Fee Structure

Rentals are charged 10% of the monthly rent, a $700 new tenant placement fee, and a $300 resigning fee beyond.
